Green? Check. Gated? Check. Feels like a custom home? Check. Landscaping maintained for you? Check. Eanes school district? Check. Less than $1 million? Check.

That was the list of amenities Brohn Homes wanted to provide when it planned the Greene at Toro Canyon, a new 10-home community.
The community sits on 6.69 acres on Toro Canyon Road off Westlake Drive in the Eanes school district. It’s a pocket of Travis County that is between the City of Austin and West Lake Hills with a property tax rate of 1.8252 cents per $100 in value. It’s close to the shops at Davenport Village and the Austin Country Club.
Prices start at $799,990 to $875,000, depending on the model.
The Greene’s developers, brothers Adam and Aaron Boenig of Brohn Homes, believe that the price point is what will set this community apart. The Greene at Toro Canyon homes are being built for about $250 per square foot. Similar-sized existing homes in the 78746 ZIP code are listed for $545,000 to $1,475,000, between $150 and $425 per square foot.
“We’re trying to provide value to homeowners so they get built-in value up front,” Adam Boenig says. “Where else can you find new construction in Westlake being developed for under $800,000?”
Although this is a development, the Boenigs have centered Brohn Homes’ mission around creating production homes in Austin and San Antonio that feel like custom ones. In Austin, their recent projects include Whitestone Oaks in Cedar Park and Skyway south of downtown.
The Greene at Toro Canyon is different from those projects because of the higher price point — the other neighborhoods’ homes begin in the $200,000s.
The homes are considered free-standing condominiums or garden homes because the exterior landscaping is taken care of with the $290-a-month homeowner association fees.
Building with a custom feel begins when the homeowners choose from three two-story floor plans and then select the interior finishes.
The stucco and stone exteriors with standing-seam metal roofs lend a contemporary feel, but create a blank slate inside for finishes that range from urban contemporary to American classic to French country.
Great thought has been given to putting the green in the Greene at Toro Canyon. Each house will have radiant barrier roof decking, R-38 blown-in insulation in the attic, 14 SEER air conditioner, low-VOC paint, Low-E windows, options for locally made Silestone counters, engineered lumber flooring or sustainable bamboo, sustainable carpet, Energy Star appliances, dual-flush toilets and tankless water heaters. The community will use a gray-water system for irrigation.
Some of the luxurious details will be found in the wood flooring that will run through all the living areas downstairs, the Douglas fir beams in the living room, tray ceilings with ambient uplighting in the master bedrooms, prewired security system for alarm and video surveillance, 8-foot solid-core wood doors, marble jetted tub surrounds, granite or Silestone bathroom and kitchen counters, double wall ovens with convection option on the top one, custom shelving in the closets and hand-troweled textured walls.
The three plans range from 3,167 square feet to 3,495 square feet, and each provides an open family room, kitchen and eating area; a downstairs study; a dining room and wine bar; and a downstairs master suite. Each has an upstairs game room. The largest plan has a separate media room.Two of the plans are four-bedroom, with the option of turning the study into a fifth bedroom. The smallest plan is a three-bedroom home with the option of the study becoming the fourth bedroom. All have three full bathrooms, with one plan having a separate downstairs half-bathroom.
Interested buyers have ranged from empty nesters to people with young children or preteens. To select a homesite and start the building process, buyers have to prequalify with one of Brohn’s mortgage partners and put down 2 percent plus 1 percent in earnest money. They take ownership of the home once it is built.
